What people say online, and what we did about it
“Per-unit pricing gets painful past 100 doors.”
r/PropertyManagement
Flat tiers by building size. The price never moves when a unit fills.
“Buildium always has a pricing increase when you need a certain service.”
r/PropertyManagement
Every feature in every plan. Inspections, eSign, and exports are not upsells.
“AppFolio's 50-unit minimum filters out smaller portfolios.”
MagicDoor, 2026
Starter covers up to 8 units for $49. Pay-as-you-go starts at $0.
“When you request a limit increase through the horrid chat bot they request bank statements.”
r/PropertyManagement on DoorLoop
Your Stripe account, your limits. Rent goes to you as merchant of record, not through us.
“Tenant security deposit shows on the owner ledger and confuses the balance.”
r/PropertyManagement on Buildium
Deposits live on the lease, not the rent ledger. Rent, CAM, and deposits never mix.
“Payment processing can take up to seven days.”
Baselane review of TenantCloud
Stripe Connect pays out on Stripe's standard schedule, straight to the building's account.
“Clunky tenant portals reduce adoption, forcing you to maintain parallel manual processes.”
Amerisave, 2026
The portal is five screens a maker can use on a phone between customers. Their public page is the reward for using it.
“Excel + a payment portal works fine.”
r/PropertyManagement
Fair. Until the day someone else has to run the building. CSV out, any time, is the escape hatch.
- Are these prices current?
- Each one was read from the vendor's own pricing page or a dated review, and the date is shown. Vendors change prices; if one is stale, tell us and we fix it the same day.
- What don't you do?
- A general ledger, a shared register, and tenant screening. If those are the whole job, the matrix above shows who has them. If the job is a building of shops, that's us.
- What if my building is bigger than 120 units?
- Then you've outgrown us for now, and AppFolio or Yardi is the right call. We'd rather say so.
